Hi Reader, 🌎 Introducing the Fall 2026 Edition of Castles & Estates MagazineYour Window to International Real Estate Opportunities In a recent email, I shared some exciting news about expanding my real estate business internationally while continuing to make Jamaica a major focus of what I do. Today, I'm excited to share another part of that journey with you: the Fall 2026 Edition of Castles & Estates Magazine, an international real estate publication showcasing beautiful properties and opportunities around the world. But before you browse the magazine, I want to share why I believe international real estate is becoming increasingly relevant, whether you're planning to buy, invest, retire abroad, or sell a property you already own. 🌎 Real Estate Is Becoming More Global. Here's Why That Matters. There was a time when purchasing property overseas was something most people associated with the ultra-wealthy. That's changing. Today, international property ownership is attracting a much broader range of buyers, including retirees, working professionals, investors, families planning for the future, and people who simply want more flexibility in where they live. Think about it. Someone living in New York may be considering a retirement home in Jamaica. A Canadian family may be exploring a vacation property in Mexico. An American investor might be comparing rental opportunities in the Caribbean with properties in Portugal or Costa Rica. And someone who has spent their entire life in Jamaica may be thinking about investing in the United States or elsewhere. Real estate decisions are no longer limited by where we currently live. People are increasingly considering lifestyle, affordability, retirement plans, rental income potential, and long-term wealth building when deciding where to purchase property. 📊 A Look at International Real Estate ActivityAccording to international real estate market information highlighted in a recent industry discussion, the National Association of REALTORS® reported that international buyers purchased approximately $45.3 billion in existing U.S. residential real estate between April 2025 and March 2026, representing approximately 67,100 properties. That's a significant amount of cross-border real estate activity in just one country. And the United States is only one part of the international property market. Interest in destinations such as Italy, Spain, Portugal, Mexico, Costa Rica, and the Caribbean continues to demonstrate how buyers are exploring opportunities beyond their home countries. For some buyers, the motivation is financial. For others, it's personal. Perhaps they want to retire somewhere warmer, spend part of the year abroad, establish a second home, or purchase an investment property that could generate rental income. The important takeaway is that international real estate is no longer a conversation reserved for a small group of luxury buyers. And that's one reason I'm so excited to share this magazine with you. 🏡 Introducing the Fall Edition of Castles & EstatesOne of the things I enjoy most about real estate is helping people see possibilities they may not have considered before. That's exactly what I hope this magazine will do. As you browse the Fall Edition of Castles & Estates, you'll have the opportunity to discover international properties, explore different destinations, and perhaps find inspiration for your next real estate investment. Maybe you've always dreamed of owning a villa overlooking the Mediterranean. Perhaps you've considered a vacation home in the Caribbean, a retirement property in Central America, or an investment opportunity in the United States. Or maybe you're perfectly happy where you are but enjoy discovering what real estate looks like in other parts of the world. Whatever your situation, I encourage you to take a look. You never know what opportunity might catch your attention. And if you see something that interests you, you don't have to navigate the process alone. As a Certified Global Marketing Agent, I can help you explore international opportunities and connect you with qualified real estate professionals in the appropriate markets. My goal is to be your first point of contact, helping you understand the next steps, ask the right questions, and make informed decisions. Jamaica Property Owners: There's Another Side to This OpportunityNow, I want you to consider something. What if you're not looking to purchase property overseas? What if you already own property in Jamaica and you're thinking about selling? This is where international real estate becomes particularly exciting for Jamaican homeowners. One of the biggest challenges when selling property is reaching the right buyers. And depending on the type of property you're selling, your ideal buyer may not currently live in Jamaica. They could be a Jamaican living in New York who wants to return home. A Canadian family looking for a winter residence. A British investor searching for a Caribbean rental property. Or someone in Atlanta who wants to purchase a vacation home that could eventually become their retirement residence. The buyer for your Jamaican property could be anywhere in the world. That's why I believe sellers should think beyond simply placing a property on the local market and waiting for inquiries. 🌎 Why Global Marketing Can Make a DifferenceWhen I work with Jamaican property owners, my objective is not simply to list a property. It's to understand what makes that property attractive, identify the types of buyers most likely to be interested, and develop a marketing strategy designed to reach them. For example, a furnished two-bedroom condominium in Ocho Rios may appeal to an overseas buyer looking for a vacation home with short-term rental potential. A residential property in Kingston may attract a professional returning to Jamaica or an investor seeking a long-term rental opportunity. And a luxury villa in Montego Bay may appeal to international buyers who are already exploring Caribbean real estate. Each property requires a different approach. Through my expanding international real estate relationships and marketing resources, I can explore opportunities to introduce qualifying Jamaican properties to broader audiences, including potential exposure through publications such as Castles & Estates Magazine, where eligibility and placement are available. Of course, international exposure doesn't guarantee a sale. But it can create opportunities to reach buyers who might otherwise never discover your property. And in today's increasingly connected real estate market, that is an advantage worth exploring. 📈 Thinking About Investing Internationally? Start With the Right Questions. One thing I always encourage buyers to remember is that a beautiful property isn't necessarily a good investment. Whether you're purchasing in Jamaica, the United States, Europe, or somewhere else, it's important to look beyond the photographs. Consider the local property market, purchase costs, financing options, taxes, insurance, ongoing maintenance, property management, and potential rental demand. If you're purchasing overseas, you'll also need to understand the country's ownership laws and any restrictions that may apply to foreign buyers. And if you're considering a rental property, you'll want to evaluate the numbers carefully rather than relying solely on projected income. The goal isn't simply to own property in another country. It's to make a purchase that aligns with your financial goals and lifestyle. That's where having access to knowledgeable local professionals becomes especially valuable. 🤝 One Real Estate Relationship. Global Opportunities. As I continue expanding my international real estate business, one thing remains unchanged. Jamaica will always be a major part of what I do. I love helping people purchase homes, invest in rental properties, and sell real estate across the island. But I also recognize that your real estate goals may extend beyond Jamaica. You may own property in one country, live in another, and eventually retire somewhere entirely different. You may have children or relatives living overseas who need real estate assistance. Or you may simply want to explore new investment opportunities. Whatever direction your plans take, I want you to know that you can start the conversation with me. And if you have a friend, family member, or colleague considering buying or selling real estate internationally, I'd welcome the introduction. My goal is to become your international real estate agent for life. 📖 Explore the Fall 2026 Edition of Castles & EstatesI invite you to set aside a little time, grab a cup of coffee, and browse the latest edition.
