Hi Reader, We’re heading into one of the busiest travel periods of the year in Jamaica. ☀️ From November through January, the island welcomes visitors escaping colder weather, Jamaicans returning home for the holidays, families visiting relatives, and travelers spending Christmas and New Year’s in the Caribbean. And among those visitors are people looking for more than a hotel stay. Some are searching for a vacation or longer-term rental. Others have been thinking about purchasing a home in Jamaica and use their trip as an opportunity to view properties in person and explore different communities. If you own a property in Jamaica and have been considering renting or selling, this is a good time to start preparing. 🏡 Thinking About Selling? You don’t necessarily want to wait until December to decide what to do. Preparing now gives us time to: 📸 Get your property ready for professional marketing 💰 Review the market and discuss pricing 🏠 Identify the type of buyer most likely to be interested 🌎 Position the property for local and overseas buyers 📅 Have everything ready when holiday visitors begin arriving For overseas buyers especially, timing can matter. Someone who has been researching Jamaica from abroad may finally have an opportunity to tour properties while visiting the island. 🔑 Thinking About Renting? The same preparation applies if you have a vacant home or expect your property to become available. Whether you're considering a long-term rental or another rental strategy, we can look at the property, its location, condition, amenities and likely target tenant to determine how best to position it. Before putting it on the market, we can discuss questions such as: • Is the property priced appropriately? • Should it be offered furnished or unfurnished? • Are there improvements that could make it more attractive? • Who is the ideal renter for this particular property? • When should we begin marketing? ⏰ Don't Wait Until High Season to Start Preparing A property still needs to be prepared, priced, photographed, marketed and positioned properly before the right buyer or renter can find it. That’s why October is a great month to start the conversation. You don't have to be 100% certain that you're ready to sell or rent. If you're considering it, reach out and tell me a little about your property. We can discuss your goals and put together a strategy designed to maximize your property's exposure during the upcoming November–January travel season. 🇯🇲 Ready to discuss your Jamaica property? 📱 WhatsApp/Call: +1 (631) 449-6481 📧 Email: jessicabaileymartin@gmail.com Jess Martin Jamaica Real Estate Agent Global Marketing Agent Helping Jamaican homeowners and overseas clients navigate buying, selling, renting and investing in Jamaica. |
