Setting up your Airbnb for Success
Many people buying in Jamaica live overseas and want to be able to create passive income while they are not using their home. Below are some tips to make the most of your Airbnb!
Today I want to go through some helpful tips for setting up your Airbnb account to make your and your guest's lives easier while making the most revenue possible!
Scheduled Messages
Scheduled messages is the hands down easiest way to eliminate the manual back and forth manual messages with your guests. These messages are triggered by various events that you setup. For example, when a guest books a reservation at your home you can auto send a message to thank them for their booking and let them know you will send additional information closer to their stay.
I setup messages 24 hours prior to guest's arrival with security information, address and other useful information about their stay. I also like to check in with guests after their first night in their home to ensure everything went smoothly. It is important to check in with guests before check out to see if there is anything you can do to make their stay more comfortable.
These messages can be automated and scheduled based on your preference. They help tremendously in keeping contact with the guest before and during their stay, but also minimizing the amount of time you, as a host, have to spend typing messages on the Airbnb app!
Promotional Pricing
I like to use promotional pricing to fill open time slots that are fast approaching. This was a great tool during the height of Covid. I received a lot of cancellations in 2020 and 2021 and I would use promotional pricing to fill those vacancies. Promotional pricing allows potential guests to see the true cost per night of your home, that has been crossed out, and shows the discounted rate. This lets potential guests know they are getting a great value and that your home is usually priced higher. I like this strategy because who doesn't like a deal?!
Self Check-in
Self check-in with Airbnb's is similar to grocery curbside pick-up. We all got used to these conveniences during Covid and they are not going anywhere!! The easiest way to create a self check-in is with the Igloohome lock box or keypad entry. All Igloohome products link to your Airbnb calendar and send automated messages to guests 24 hours before arrival with their personalized entry code. Codes are activated on the day of check-in and automatically deactivated the day of check-out. This helps to keep your home secure.
I have never had an issue with the lockboxes and they were a game changer for us. It eliminated the need to coordinate key pick up and drop off with the co-host and guest. Let's be real...that can be a nightmare! Do your guests a favor and let them check-in themselves...they'll love you for it!
AND, check-in experience is one of the things that Airbnb uses to rate and review your home. The better the check-in experience, the better your ratings, the more bookings you get and the more $$$ goes in your pocket every month!

Save money on your JPS Bill
I know I say it all the time, but the JPS (electric) bills in Jamaica can get out of control very quickly. There were three months were we received JPS bills of $96,000, $101, 000 and $103,000!!! Something had to be done. This was cutting into our profits and running an Airbnb wasn't worth it after paying these high bills.
I did some research and found Ecosense A/C Sensors. Ecosense is a company based in the UK that makes these amazing sensors that use infrared technology and shuts off your A/C unit when people have been out of the room for 30 minutes. I was skeptical, but talked to some neighbors who had bought the sensors and swore by them.
So, I took the plunge and had the A/C sensors installed. Since we've had the sensors installed we have not received a JPS bill over $40,000! This is a number we could manage and still make a healthy profit on Airbnb! The first month I saw a lower bill I was excited, but I thought "maybe it's a fluke!" Well, I am happy to report that one year later we still have not seen a monthly JPS bill over $40,000. The sensors are fabulous and I highly recommend them to anyone running an Airbnb in Jamaica.
