Many people buying in Jamaica live overseas and want to be able to create passive income while they are not using their home. Below are some tips to help you manage your property without having to be in Jamaica!

Make sure the home is setup properly for Airbnb

This was the subject of the last two week's newsletters. If you missed them please let me know and I will forward to you. It is extremely important that your Airbnb is setup for success from the start. If you need guidance and/or hands on assistance in this area please let me know!

Have a Reliable, Trustworthy Manager

One of the biggest challenges I faced when running an Airbnb from the U.S. was finding qualified house keepers and house managers. It can be tempting to go the cheap route and use a family member or friend. However, at the end of the day, if you want to maximize profits and minimize headaches, you need to have the home managed professionally.

It is crucial, especially in the beginning, to receive 5 star ratings for EVERY guest stay. Airbnb is setup to reward hosts with a Super-Host status for consistent 5 star ratings as well as low cancellation rates and pro-active communication. These are all things that will help you get more bookings, higher ratings and ultimately make more money. As in most businesses, consistency is key!!

My recommendation is to use a Property Management company that you trust to manage all or part of the Airbnb process. I now offering Property Management as part of my services. Below are some of the services I offer:

  • Furnishing a home for Airbnb - we can furnish your house from scratch, with your input. If your home is already furnished, we can make recommendations on certain items that would yield more revenue and make your guests more comfortable during their stay.
  • Airbnb Account Setup - We take pictures, add description, setup scheduled messages and pricing based on the market and the owner's preference. We can also setup payment details to ensure payments are auto deposited to your account in a timely manner.
  • Property Management - includes yard maintenance, cleaning, ad hoc maintenance/repairs, guest communication, guest requests and more. These services can be tailored to your preferences.
